Lumen Painting provides commercial painting in Toronto and the GTA for businesses, property managers and condo boards. We schedule around your opening hours, work in phases so part of the space stays in use, and keep the work area clean and safe for staff and customers.
We are WSIB registered and carry liability insurance, which most property managers and landlords ask for before a contractor can start. You get a written quote with a clear scope and timeline, and a written workmanship warranty when the job is done.
What is included
- Offices, boardrooms and reception areas
- Retail stores, salons, clinics and showrooms
- Restaurants, cafés and bars
- Condo and apartment hallways, lobbies, stairwells and amenity rooms
- Storefronts, signage backgrounds and exterior trim
- Doors, frames, railings and metal surfaces
- After-hours, weekend and phased scheduling
- Low-odour products for occupied spaces where the job allows
How we do it
- Site walk
We look at the space with you or your property manager, confirm access, hours and any building rules.
- Scope and schedule
A written quote lists every area, the products and a phase-by-phase schedule that keeps your business running.
- Paperwork
Proof of WSIB registration and liability insurance is provided before we start, when your building asks for it.
- Work in phases
We protect fixtures, flooring and stock, then paint one zone at a time, after hours if needed.
- Sign-off
We walk the space with you, finish touch-ups and leave each zone ready for business.
Painting without closing
For most businesses, closing for a week is not an option. We split the space into zones, paint after hours or on weekends when needed, and hand each zone back clean and ready the next morning. Tell us your busiest hours at the site walk and we will plan around them.
Condo common areas and multi-unit buildings
Hallways, lobbies and stairwells see constant traffic and need durable, washable finishes. We work with property managers and condo boards on notices to residents, elevator bookings and safe walkways, and we keep wet-paint areas clearly marked.
Retail and restaurant refreshes
A storefront or dining room repaint is often part of a brand refresh or a new tenant fit-out. We can match colours to your brand guide, paint behind and around fixtures, and coordinate with other trades on site.
What affects the price
- Square footage and ceiling height
- Open warehouses or tall retail ceilings need lifts or extra staging.
- Working hours
- Nights and weekends keep you open but are scheduled differently from daytime work.
- Phasing
- Painting while staff and customers are on site means smaller zones and more set-up.
- Surfaces
- Metal doors, railings and high-traffic walls may need specialty primers or harder-wearing finishes.
- Building requirements
- Condo boards and landlords may require insurance certificates, specific hours or protected routes.
Every quote is free, written and based on a visit, so you know the full price before any work starts.
