Residential Painting in Toronto

Interior and exterior painting for houses, condos and townhomes, planned around the people who live there.

Lumen Painting handles residential painting in Toronto and across the GTA, from a single room in a downtown condo to every surface of a detached house in North York. We plan each job around your household: which rooms you need first, where the kids and pets will be, and how to keep the rest of the home usable while we work.

Every residential job starts with a free on-site estimate and ends with a walkthrough. In between, our crews protect your floors and furniture, prep the surfaces properly and clean up at the end of every day. We are WSIB registered, fully insured, and every job comes with a written workmanship warranty.

How we do it

  1. Estimate at your home

We walk through each room or elevation with you, note repairs and measure. You get a written quote that lists every area.

  2. Schedule that suits you

We agree on the order of the rooms, start date and working hours. Condo jobs include booking the elevator and following building rules.

  3. Protect and prep

Furniture is moved and covered, floors are protected, then we fill, sand, caulk and spot-prime.

  4. Paint

Cutting-in by hand, rolling for an even finish, and a second coat where the quote calls for it.

  5. Walkthrough

We look at the work together in good light, fix anything you point out and leave the rooms ready to use.

Houses, condos and townhomes each need a different plan

A semi-detached house in Leslieville, a 1960s bungalow in Etobicoke and a condo on the waterfront are three different jobs. Older Toronto houses often have plaster walls and deep trim that need careful filling and sanding. Newer homes and condos usually have drywall with nail pops and corner cracks from settling. Condos add their own rules: booking the service elevator, protecting hallways and keeping to quiet hours.

We plan for those differences at the estimate, so the quote reflects your home rather than a per-square-foot guess.

Living at home while we paint

Most families stay in the house during an interior job. We work room by room, keep a clear path through the house, and put each room back together before we move on when that is what you prefer. We use low-odour interior paints where the job allows, and we tell you the evening before which rooms will be off-limits the next day.

If your home was built before 1960, older paint layers may contain lead. Tell us the age of your home at the estimate so the prep can be planned safely.

One contractor for inside and out

Many homeowners book the interior one season and the exterior the next. Keeping both with one painting company means one set of colour records for your home, one warranty contact and a crew that already knows the house. See interior painting and exterior painting for what each involves, or house painting for a full repaint.

What affects the price

Size and number of rooms
Wall area drives labour and paint quantity. Ceilings, closets and stairwells add time.
Condition of the surfaces
Cracks, water stains, glossy old paint or wallpaper residue need more prep before paint.
Colour changes
Going from dark to light, or covering strong colours, usually needs a primer coat.
Trim and doors
Baseboards, casings and panel doors take longer than flat walls and are often quoted separately.
Access
High ceilings, stairwells, exterior heights and condo building rules all affect the schedule.

Every quote is free, written and based on a visit, so you know the full price before any work starts.

Residential Painting questions

Do you paint condos as well as houses?

Yes. We paint condos, townhomes, semis and detached houses across Toronto and the GTA. For condos we book the service elevator, protect common areas and follow the building's working hours.

Can we stay home while you paint?

Yes. Most families do. We work room by room and keep the rest of the house usable, and we let you know ahead of time which rooms will be off-limits.

Do you help choose colours?

Yes. We can suggest colours and finishes for each room and put sample patches on your walls so you can see them in your own light before deciding.

Do you repair walls before painting?

Small repairs are part of normal prep: filling holes and cracks, sanding, caulking and spot-priming. Larger drywall or plaster repairs are listed separately in your quote.
